Housing sales statistics in Turkey February 2023

Housing sales across Turkey in February decreased by 18.0% compared to the same month last year and reached 80 thousand 31. Istanbul has had the largest share in house sales with 14,980 house sales and 18.7%. Based on the number of sales, Ankara is followed by 8,235 house sales and 10.3% share, and Izmir with 5,31 house sales and 6.3% share. The provinces of Hakkari with 16 houses, Ardahan with 30 houses and Tunceli with 47 houses have the lowest number of houses for sale.

Housing sales in the period from January to February decreased by 4.4% compared to the same period last year and reached 177,739. Sales of mortgage housing across Turkey in February decreased by 12.7% to 17,357 compared to the same month last year. The share of this type of sale was 21.7% of the total housing sales. On the other hand, the sale of mortgage housing reached 33 thousand 560 in the period of January to February with a decrease of 11.8 percent compared to the same period of the previous year. Other real estate transactions (cash sale - contract) across Turkey in February decreased by 19.3% compared to the same month last year and reached 62,674. The share of other sales from the total house sales was 78.3%. Other housing transactions realized in the January-February period reached 144,179 with a 2.5% decrease compared to the same period last year.

The number of first-hand house sales in Turkey decreased by 18.8% to 23,476 in February compared to the same month last year. The share of first-hand house sales was 29.3% of the total house sales. First-hand house sales in the January-February period reached 51,880 with a 9.1% decrease compared to the same period last year. Second-hand house sales across Turkey in February reached 56,555 with a 17.7% decrease compared to the same month last year. The share of second-hand house sales was 70.7% of the total house sales. The sale of second-hand houses in the period from January to February decreased by 2.4% compared to the same period of the previous year and reached 126 thousand 731.

Housing sales in Turkey to foreigners in February decreased by 27.0% compared to the same month last year to 3,350, and the share of housing sales to foreigners was 4.2% of total house sales. Antalya took the first place in selling houses to foreigners with 1261 house sales. After Antalya, Istanbul is next with 1133 house sales and Mersin with 225 house sales.

Housing sales to foreigners in Turkey in the period from December to February decreased by 14.4% compared to the same period last year and reached 7,511, and according to the nationality of the countries, most of the house sales were made to Russian citizens. In February, Russian citizens bought 1183 houses from Turkey. After Russian citizens, Iranians with 446, Iraqi citizens with 173 and Ukrainians with 142 houses are in the next ranks.
